Q: What exactly is trade pricing?
A: Trade pricing is our special rate for licensed real estate professionals, brokerages, and corporate partners who work with us throughout the season. You’re bringing us along for more than one beautiful moment, so you receive preferred pricing on eligible displays and services. Consider it one of the perks of being a professional with very good taste.

Q: Who qualifies for the trade program?
A: Licensed real estate agents, brokerages, and businesses ordering for clients, listings, offices, or commercial spaces are all invited to join the fun. Just include your brokerage or company name when you inquire, and we’ll get you set up. No secret handshake required—but give us time.

Q: How does a co-branded closing gift work?
A: Send us the address, closing date, and your budget, then consider it handled. We’ll design and install a Porch Pumpkin Display suited to the home and leave a beautiful card letting your client know exactly which thoughtful realtor made the magic happen. Your client gets the best welcome-home surprise on the block, and you get all the credit—as you should.

Q: What should I spend on a closing gift?
A: Our gifts range from petite and charming to full Highland Park dream, so we can work with nearly any transaction. You can gift the entire display or contribute a set amount and let your client upgrade—dangerous, because people tend to get very excited around pumpkins. We’ll help you choose something that feels generous, appropriate, and worthy of the occasion.

Q: My closing date moved. Again. Can you be flexible?
A: Absolutely. We work with real estate professionals, so we know closing dates sometimes behave more like loose suggestions than actual appointments. There may be a small restocking fee-if we cannot reallocate your pumpkins- but we will do our best to "get to the kitchen, rearrange some things, so we could certainly party" (Cher Horowitz) Give us as much notice as possible, and we’ll do our best to move the installation with you; trade partners also receive priority scheduling when availability allows.

Q: Can you install before my listing photos are taken?
A: Yes, please—that’s exactly what our Listing Package is for. Share your photography date, and we’ll have the porch styled, polished, and ready for its close-up before the photographer arrives. Because “warm, welcoming, and beautifully maintained” is a much better first impression than “someone should probably put something by the door.”

Q: What happens to the display if the house sells—or doesn’t?
A: Either way, we have a plan. If the home sells, we can remove the display before closing or leave it as an incredibly smooth housewarming gift for the buyer. If the listing stays active longer than expected, ask about a midseason refresh so everything remains crisp, colorful, and ready to charm the next person through the door.

Q: Do you create displays for offices, storefronts, and restaurants?
A: We do! We create custom seasonal displays for offices, boutiques, restaurants, storefronts, and businesses that believe their entrance should be doing a little more. We handle the design, delivery, installation, and removal, so your team can admire it without being asked to lift a single pumpkin.

Q: Can I send Porch Pumpkin Displays or florals as client gifts?
A: Yes—and your clients will absolutely talk about them. We can deliver a Porch Pumpkin Display, bespoke floral arrangement, or subscription to a valued client or business partner, complete with your personalized card. It won’t end up in the regifting closet, and you’ll look wildly thoughtful with very little effort. We love that for you.

Q: Is this just a fall thing?
A: Pumpkins may be how most people find us, but they’re only the beginning of our little design conspiracy. We also offer holiday decorating, monthly floral subscriptions, open-house florals, and year-round client gifting. One trusted partner, every season covered, and no emergency gift-basket shopping required.

Q: How does billing work for trade partners?
A: We keep billing simple, organized, and friendly to both expense reports and tax season. Each order is itemized and invoiced directly to you or your brokerage. Order as needed, or talk to us about a seasonal arrangement if you plan on delighting people in volume.

Q: What areas do you serve?
A: We create displays for homes, listings, and businesses throughout Highland Park, the Park Cities, the M Streets, Lake Highlands, Forest Hills, and surrounding Dallas neighborhoods. Have a listing a little beyond our usual territory? Ask us—we’ve been known to travel for a porch with potential.

Q: How far in advance should I order?
A: For fall listings and closings, the sooner, the better. We accept a limited number of installations each week, and the best dates tend to disappear faster than a perfectly priced house in the Park Cities. For florals and year-round gifts, two weeks’ notice usually keeps everyone calm, cheerful, and out of emergency mode.

Q: What happens to the pumpkins after the season?
A: They get the happiest possible ending. We return to remove the display and donate usable pumpkins to local animal rescues, where they become snacks and enrichment for some extremely enthusiastic residents. Your client gets a beautiful display, you get to be the thoughtful hero, and the pumpkins get one final fan club.
